Abstract

Objective – The present article aims to analyze the degradation of ‘Rua da Frente’, focusing on the former commercial building ‘A Fonseca’, a symbol of early 20th-century eclecticism in Aracaju, in order to contextualize the historical importance of the street and investigate its relationship with the principles of the UN 2030 Agenda.

Methodology – Based on a qualitative approach, the study combines bibliographic research, documentary survey, photographic records, and on-site analysis, including participation in community events such as Jane’s Walk.

Originality/Relevance – The study is part of a debate on the predominance of economic value over cultural value and highlights the importance of eclecticism in shaping Aracaju’s commercial architecture — topics that have been little explored in analyses of Sergipe’s heritage.

Results – The results show that the absence of effective public policies, the lack of tax incentives, and the pressure of the real estate market have led to the abandonment and partial demolitions of the building, despite its recognized relevance in Aracaju’s Master Plan.

Theoretical/Methodological Contributions – It is concluded that the predominance of economic value over historical value confirms the urban theories of Choay, Riegl, Lefebvre, and Milton Santos on the appropriation of space by capital and the consequent loss of the right to the city. Methodologically, the study stands out for integrating documentary research, comparative photographic analysis, and community participation, offering a replicable model for the assessment of historic buildings in similar urban contexts.

Social and Environmental Contributions – Thus, the article highlights the urgency of integrated preservation policies and popular participation as instruments to reactivate collective memory and promote sustainable cultural tourism.
