Dispersed occupation is one of the themes that has dominated the debate on the type of territorial occupation of contemporary cities. This article focuses on the problems concerning the dispersed occupation of the city of Sinop during the 21st century. It seeks to evaluate the demographic density of Sinop from the years 2004 to 2020, studying the consequences of the density found, correlating it with urban sustainability, pointing out possible solutions to the problems encountered. It was noticed in the study that the density of the city has remained between 19 to 32 inhabitants/ha in recent years, while the urban area has grown 65%. This makes public services offered precarious, with higher infrastructure maintenance costs and higher emissions of polluting gases. As corrective measures, it is suggested to use the law of the created soil and progressive IPTU, thus avoiding greater real estate speculation.
